Data Collection: Gathering property data from various sources, such as MLS (Multiple Listing Service), assessor websites, and public records. Ensuring all information is accurate and up-to-date
Data Entry: Accurately inputting property details, including dimensions, features, and market comparisons, into appraisal software such as a la mode Total or Spark.
Sketching Properties: Using ANSI standards to create precise property sketches, including dimensions and layouts, for appraisal reports.
Preparing Reports: Assisting in the preparation of Uniform Residential Appraisal Reports (URAR), ensuring all required fields are completed and data is consistent throughout.
Market Research: Conducting research to identify comparable properties, recent sales trends, and local market conditions to support appraisals.
Quality Assurance: Reviewing completed appraisal reports for errors or inconsistencies before submission. Ensuring all data aligns with the required guidelines and standards.
Client Communication: Liaising with appraisers and clients to gather additional information or clarify discrepancies. Providing regular updates on the status of reports or data requests.
